Description

The Brutalist office tower at 375 Pearl Street in Lower Manhattan was completed in 1976 with a design by Rose, Beaton & Rose. Located at the Manhattan end of the Brooklyn Bridge, it was constructed as a telephone switching facility and known as the Verizon Building for many decades. In 2016, the building was repositioned as a data center and office tower, and its rigid design was upgraded by Cook + Fox. Following the renovation, the building started to attract traditional office tenants, as well as data center companies.

1.2 MSF of Class A Manhattan Office Space

375 Pearl Street, formerly known as the Verizon Building and nowadays referred to as Intergate.Manhattan, features 1.2 million square feet of Class A City Hall office space and data center space across 32 stories. The building is currently owned by Sabey and incorporates 550,000 square feet of state-of-the-art data center space. The first floor features retail space, floors 2 through 13 include data center space, while floors 14 through 31 feature modern offices.

In 2016, the limestone walls on the top 15 floors were removed and replaced with plate glass panels that reveal city and river views and allow ample natural light into the offices. The lobby, elevators and mechanical systems were also modernized and an exterior plaza was created.

375 Pearl Street features high ceilings and large floor plates averaging 37,000 square feet. The office portion of the tower offers flexible and open layouts fit for high-density users or private offices. Further amenities include generous column spacing, a ‘meet-and-greet-and-eat-and-work’ space, a dedicated loading/unloading area for up to 10 vehicles, common-area pantry and restrooms, and state-of-the-art conference rooms available by reservation.
