One Manhattan West is one of the latest buildings in the Hudson Yards area of Midtown Manhattan. Brookfield Property Partners has partnered with the Qatar Investment Authority to develop 5 new projects as part of the 5.4 million-square-foot Manhattan West masterplan. Once complete, the project will include two office towers, two residential towers, and a hotel, complete with a public park.

The office tower dubbed One Manhattan West boasts a design by Skidmore, Owings & Merrill, and reached completion in the fall of 2019. The building is owned and managed by Brookfield Properties, with Cushman & Wakefield in charge of leasing. The tower was built as a speculative project, but has quickly found high-profile tenants, and is almost fully leased.

2 MSF of LEED Gold, Class A office Space

One Manhattan West features 2 million square feet of Class A Hudson Yards office space across 67 stories. The tower, which is expected to earn LEED Gold certification, also offers 16,000 square feet of retail space, and cost $1.9 billion to build. Wells Fargo contributed a $530 million construction loan for the project at 401 9th Avenue in 2018.

Amenities at One Manhattan West include column-free office space, high ceilings and abundant natural light, a plethora of on-site amenities, and easy access to public transportation. Floor plates range from 33,000 to 38,000 square feet.

Getting to and from One Manhattan West

Those working within the Manhattan West office complex have easy access to the new 34th Street-Hudson Yards subway station. The station serves the 7 line, which is expected to become the busiest single-line train in the city. The Hudson Yards redevelopment offers alternative transportation options as well, including the PATH train and commuter rails from Penn Station, the Lincoln Tunnel, the West Side Highway, and the ferries along the Hudson.

Who is renting office space at One Manhattan West?

Construction on One Manhattan West began without an anchor tenant signed, but the project quickly gained attention from high-profile businesses looking to move to the coveted Hudson Yards. Prominent law firm Skadden, Arps, Slate, Meagher & Flom signed on to take over nearly 600,000 square feet of office space, the National Hockey League signed a lease for 160,000 square feet, Accenture is taking over 250,000 square feet, and Ernst & Young will occupy 680,000 square feet. Other notable tenants include McKool Smith, and Fried Frank is reportedly considering moving offices to the tower soon.

Office rents at One Manhattan West tend to be on par with the Hudson Yards average, which is not for the faint of heart. The submarket is the new business core of Manhattan, and boasts the highest office rents in the city, often surpassing $140 per square foot.
